what type of remodeling and landscaping add the most value to a property.
Answer
inside, remodeling kitchen and/or bath makes the biggest difference.
Specifically, put in granite or silestone counters in both, stone flooring in both. Get rid of any vinyl tiles or laminate countertops. Corian is pretty dated, but unless you're in a really ritzty neighborhood you can probably leave that if you've got it.
I would also try and find room for a jetted tub in the master bath; a 5' or better or a corner tub. A double shower head will run you $80 or less, and gives a great custom look, and it installs in about 5 minutes.
Of course for kitchen appliances, I would go with all stainless, and ideally all the same brand (or at least the same stainless look).
For the outside, of course you want curb appeal on the front side of the house, so trim back any overgrown bushes, at other times of year, I would plant a lot of flowers too. Solar powered pathway lights are cheap and easy to put in, and look great. They aren't as bright as the wired kind, but most people will see them when they aren't on.
For the backyard, people are into outdoor living & outdoor kitchens, so some type of wood or stone patio is great. Built in grill even better, if it's covered, put in an outdoor ceiling fan with a light kit.
You can add a hot tub if you like (the all-in-ones are cheaper and will be better unless you plan on living there 20 years), but avoid pools. Unless you really swim a lot or all your neighbors have pools, you will only recoup a small percentage of the cost, plus it will eat up a lot of yard space, and will increase your homeowners insurance.

The Sims 2 or The Sims 3? Which game is better?

Sims 2:
- Characters: There's more fun factor to Sims 2 because of the fact that you can make your sims look realistic (almost human). even look like you! You can choose the horoscope for your sims. And how well your sim will get along with others will depend on your sims' horoscopes (eg, if incompatible with each other)
- Building and buy options: There are definitely more things to buy in sims 2. You can even create your own shopping boutiques/video game stores/grocery stores etc. It's more fun!!!
- Outdoor environment/visiting lots: Not as detailed as Sims 3, and loading screen takes forever!
- Miscellaneous: Sims can actually woohoo (aka have sex) publicly in changing booths (HEHE) and in hot tubs. Neighbours will actually visit your sim on a frequent basis.
- Expansion packs: A LOTTT of fun expansion packs like SEASONS (which basically incorporate different weathers for your sims' atmospheres), PETS, UNIVERSITY (sims experiencing college life and live in a dorm), NIGHTLIFE (sims live a luxurious life with cars, etc), OPEN 4 BUSINESS (sims can now be an ambitious sole proprietor and make own business using their skills, etc)
Sims 3:
- Characters: They look cartoon-ish and not realistic. Quite ugly, imo. &.... Instead of horoscopes, your sims now have TRAITS, i.e. characteristics for e.g - Neat, Mean-spirited, athletic, artistic, insane, etc... These traits will determine how your sim may interact with other sims.
In sims 3, there's a young adult option. For Sims 2, this option is only available if you have the expansion pack "University"..
- Building and buy options: Lesser things you can buy (for eg, they removed hot tubs, pool diveboards, pool slides, etc...). But there's an option for you to customize the stuff( for eg, set the color/material)
- Outdoor environment/visiting lots: It's an open neighborhood, meaning, you can visit your neighbors or go shopping wihout a loading screen. Your sims now can own cars and ride it anywhere and even take a taxi if they dont have one... You can collect insects/stones, have part-time jobs, attend classes that will increase you skills (for eg, cooking class to increase ur cooking skills).
For some of the community lots, when your sim enters a building, he becomes invisible and you can't see what you sim is doing. But it applies to a few buildings only.
- Expansion packs: For sims 3, there's LATE NIGHT (sims can live in apartments w/ elevators, can become vampires, climb their way up social ladders to become a reputable sim, bribe bouncers to enter clubs, etc...), AMBITIONS (smthg like OPEN 4 BUSINESS but slightly different), WORLD ADVENTURES (basically your sims go on a trip/hunt for treasure and pass by traps/mummies that kind of thing. I've never tried this one before so I don't really know if it's fun)...
TO ME, I prefer Sims 2 because it has a lot of elements that I enjoy, for eg, woohoo-ing in the changing room ;) Also, there are alottt of custom contents (for eg, nice clothes/houses/sims/hair/sunglasses) that you can download from certain websites...
Good luck choosing between the 2...
Or you can be like me. I have both 2 and 3. I installed 2 on my desktop computer, and 3 on my laptop :D Either way, it's still addictive :D
Have fun!
